The Ohio State Wexner Medical Center is committed to enhancing the quality of care provided to patients through teaching, research, and patient care. The Department of Facilities Services functions to support the Medical Centers operations on both the building and equipment. The Facilities Manager is responsible for management overseeing general maintenance and support services associated with mechanical systems and equipment, including but not limited to heating and cooling, ventilation, med gases, fire alarm systems, building automation, rotating equipment, (HVAC/R), plumbing, electric, indoor air quality, and other system related items. The Manager ensures the Medical Center Facilities Department is compliant with applicable codes, standards, regulations, policies, compliance, and interfaces with authorities having jurisdiction on behalf of the Medical Center. The Manager (M1) of Facilities Operations will provide leadership and be a liaison to other areas of Facilities Services and the Medical Center including Facilities Engineering, Facilities Design and Construction, Project and Planning Services, Environmental Services, various Hospital Departments, Administration, OSU Main Campus, Facility Operations and Development, and the CWA Union. The Facilities Manager (M1) of Operations supports the Assistant Director of Facilities Operations.

This position primarily works on 2nd shift, but is subject to changes in shift, hours, days, and/or location as operations dictate.  This position must be available 24/7 for emergencies or as operations dictate.  In accordance with the Disaster Preparedness and University State of Emergency Policy 6.17, this position has been designated as essential.

Duties and Responsibilities 

60% of time

  • Oversees, implements, creates, assigns daily work orders
  • Schedules, communicates department repairs with hospital departments
  • Provides data, analytics, and reports on daily rounding of critical equipment and preventive maintenance
  • Leads and coordinates multi-disciplinary teams including maintenance staff, vendors, and contractors and medical center departments
  • Leads or oversees repairs and replacement of equipment such as, plumbing, HVAC, heating and cooling, med gas, life safety, electric, ventilation
  • Communicates and promotes customer-focus to nurture strong relationships with medical center staff, patients, and other medical center departments
  • Oversees engineering surveys, investigations, regulations for equipment requirements
  • Performs, oversees, leads required shutdowns for repairs, projects, replacement, preventive maintenance, corrective maintenance, and emergencies
  • Responsible for department required regulations, compliance, policies, and procedures
  • Implements processes that align with department goals
  • Leads, tracks, oversees department deliveries, material tracking, material needs, and scheduling of department stock items
  • Maintains facilities mechanical rooms and shops clean and compliant

40% of time

  • Works with other facilities managers to identify needs and problems, set goals and objectives, and deliver solutions
  • Leads or conducts staff meetings, staff training, staff regulations and compliance, staff safety
  • Provides feedback, trends, concerns, data, shift updates to the Facilities Assistant Director
  • Oversees staff timesheets and approvals
  • Recommends and schedules overtime
  • Coaches and councils’ employees. Initiates corrective action when necessary
  • Maintains bargaining unit (CWA) contracts
  • Anticipates future needs and development of processes
  • Completes required staff performance reports on time
  • May attend FDC project meetings and/or provide feedback, suggestions on impacts on the hospital, patient care, building equipment, compliance and regulations
  • Maintains required state and local certifications and educational requirements

Bachelor's Level Degree or equivalent combination of education and experience
Required Qualifications
Bachelor’s degree in technology or Facilities Management with at least 3 years of relevant experience in operations, or an equivalent combination of education and experience (2 years progressive supervisory experience and High School Graduate or GED Certificate). Experience in Healthcare or like facility. Knowledge in maintenance, plumbing, electric and HVAC, cooling and heating, med gas, ventilation, steam. Communication Skills, both verbal and written. Knowledge of applicable codes and regulatory requirements. General knowledge of computers and engineering software. Able to read and interpret blueprints.
